$99/month. This funds the entire AI ecosystem I've built and continue to build for you. The watchers, the filing bot, the briefings, the Instagram AI, the onboarding system, the obligation tracker, the client reports — all of it. Every new tool I build, every improvement I ship, every system I maintain. This is what keeps the innovation going. I originally said I wouldn't charge a monthly fee. But I've been spending significant time building, auditing, and perfecting these tools every week alongside my own production. Mac Mini
$800–$1,400 one-time. Yours to keep forever. This is required for the full AI stack — it's what runs your iMessage watcher, filing bot, and background automations. Sam or I handle the setup.
Agent Care Fee
$1,200 per closing ($960 new construction). This is not a transaction coordinator. This is a full operations team — three licensed professionals running nearly 1,600 checklist items on every single file, from acceptance to post-closing. This fee is split between you and the company at your commission ratio. At 85/15, you pay $1,020 and the company pays $180. At 90/10, you pay $1,080 and the company pays $120. The care fee never exceeds 15% of total commission — so on smaller deals, you're protected. It might seem overwhelming right now, but it's not — because I'm coaching you through it. We'll start with the tools that save you the most time and add more as you get comfortable. By day 30, it'll feel like second nature.

Be Honest. Who's Actually Using This?
I have 12 agents right now. I spent the last two years learning what works and what doesn't. The biggest lesson I learned is that these tools are built for high-volume producers — not brand new agents learning the basics.

The Reality
If I'm not holding up my end of the deal, you shouldn't stay. Hold me to that. I'd rather earn your loyalty every month than lock you into something you're unhappy with.
Your Clients Are Yours
Your clients are your clients. Your relationships are your relationships. Your brand is your brand. That doesn't change no matter what.
